This week we are debuting a once-in-a-lifetime public offering that sits on some of the most valuable land in Greater Los Angeles. 2722 The Strand in Manhattan Beach (pictured here and hot-linked) sits comfortably in the current record-setting price environment that lives by the sea.
Priced at $23,995,000, the offering follows a record-setting sale of a neighboring property at 1000 The Strand, which closed at $21,000,000. Why the price difference? 1000 The Strand is a corner lot-and-a-half, as opposed to 2722 The Strand’s corner double lot, which—unlike 1000’s lot—could be divided into 2 separate parcels and 2 new homes could be built. Or, a single, gargantuan 11,000+ square-footer could be erected.
1000 The Strand’s $21mil closing bested the previous high-water mark in Manhattan Beach set earlier in 2017 when another home in the chic Sand Section sold for $18.4mil. To date, there have been a dozen or so sales of $10mil or more on the oceanfront stretch of Manhattan Beach’s most desirable ‘hood.
