LATEST MARKET DATA – SONOMA COUNTY – APRIL 2025

A quick glance at the above graphs reveals the obvious main highlight of our look at our local real estate market this month. Inventory of available homes in both Marin and Sonoma Counties saw a big rise last month to multi-year high levels!

This is great news, reflecting optimism among sellers, who clearly see an opportunity this spring that arguably hasn’t existed for some years. Buyers, in turn, now have fantastic choice for their next home

Even comparing inventory with the previous month of March, we’ve seen a very steep rise in homes on the market. This is partly seasonal, of course, but it does serve to set the scene for what looks like being a very lively journey into the peak selling months of summer.

Indeed, if we look at homes sold in both counties last month, these are more reflective of mid-summer levels, as indeed are pending sales.

More competition among sellers does inevitably mean that prices are under pressure, but this is now a fluent market, as opposed to one of slower activity, where realistic pricing enables sellers to make their next move, rather than possibly waiting in vain for the right buyer to surface.
