While markets nationwide boomeranged from the COVID/affordability exodus, we have enjoyed relatively calm seas. Recent increases in Average Sale Price and Median Price can be attributed to the number of homes sold in higher vs. lower price ranges. That is actually healthy, since the upper market was very quiet this time last year and the year before.
Watch interest rates, and therefore affordability, for some indication of where sales are going. In the meantime, we continue to state confidently that homes that show well and are priced well sell, in less than 30 days. Homes languishing longer on the market have an issue. And Buyers see that. That critical mistake can cost a home seller tens and even hundreds of thousands of dollars.
