LATEST MARKET DATA – SONOMA COUNTY – FEBRUARY 2025
The latest real estate market statistics for Marin and Sonoma Counties (February) demonstrate the continuance of a positive start to the year in our area.
Sales for last month in Marin and Sonoma both saw a year-on-year increase.
Pending sales continued the upward trend we started mapping at the turn of the year, in line with expectations as we head into the busier months as Spring really gets under way.
But perhaps the most notable statistic last month was the growing number of homes available for sale in both counties!
Total homes on the market locally greatly exceeds those at the same time in 2024 and, in fact, more closely resembles the kind of inventory we’d expect to see as we approach the peak summer months of activity.
This bodes well for the market in the coming weeks, as more buyers will begin their home search and, in contrast with recent years, will find that there is a good deal more choice than they might be expecting.
While low inventory is often said to favor sellers, it’s also true that it can be extremely off-putting for buyers. Greater choice invariably stimulates improved buyer sentiment, not least as many would-be buyers had given up on finding the right property due to a lack of options.
