Last month’s statistics for the Marin and Sonoma County real estate markets demonstrate a trend that we always expect to see in November/December and which presents a great opportunity for those sellers still listing at this time of year.
One of the biggest myths in real estate is that homes don’t sell around the holidays. Therefore many sellers decide to take their homes off the market at this time, assuming that they have no chance of a sale until the New Year.
We saw quite a decline in the number of homes for sale in both regions last month, doubtless heavily influenced by the above.
There are many reasons to still be actively marketing your listed home, not least that almost all buyers at this time of year have serious intentions. It’s also the peak time of year for job relocation and very busy professionals often have more time than usual to view homes around the holidays.
End of year tax breaks are another compelling reason for buying right now and the festive mood and inviting warmth of a seasonally decorated home tends to encourage buying decisions.
But the key advantage with staying on the market is that many sellers won’t and you simply have less competition and consequently higher market visibility. Your asking price will inevitably be more robust with fewer similar competing properties.
If you want even more motivation, consider that last month we saw far higher sales in both counties than for the same period last year – by almost 10% in Marin County and over 61% in Sonoma County!
