LATEST MARKET DATA – SONOMA COUNTY – APRIL 2024

April saw some very encouraging real estate statistics across both Marin and Sonoma Counties. Sold homes were at their highest levels for six months, while pending sales were at about a 10 month high.

Inventory of available homes was also at a six month peak – a very welcome statistic! Crucially, buyers will have more choice than they have had for some time, and just as we are entering what are traditionally the busiest months of the year!

Balancing all this is the continuation of high mortgage rates. However, these very positive new stats are arguably suggesting that buyers are becoming more accepting that the ultra-low rates we saw a few years ago aren’t likely to return in the foreseeable future. They also have the option of refinancing when rates do fall, and not everyone needs a home loan of course. Perhaps above all that is the simple reality that many people can only delay their house move for so long.

While the market still faces challenges, it’s great to be able to report that buyer sentiment appears to be on the increase at a critical time in the real estate calendar.
