The above graphs for Marin and Sonoma County show a continuation of the upward trend of sales we have been tracking for all of this year to date.

There has also been a progressive general improvement in inventory of available homes across the two regions in recent months, with a slight downward blip for Marin County last month. We will track that to see if it’s just a random spike or the indication of a trend, but the overall picture is that supply is still trending upward.

These latest stats provide yet further evidence of good health in the market, with encouraging levels of current buyer sentiment, despite continuing high mortgage rates, which have been quite resistant to the occasional downturn that we’ve witnessed in the past few months.

If mortgage rates could show a significant fall, there is little doubt that we’d see more buyers entering the market. That outlook, however, is very unclear and the only certainty at present is that we have a good amount of very committed and interested buyers looking for homes.

We are, of course, in a time period where a lot of people like to make their house move, so if you’re planning to list soon, it makes a bunch of sense to accelerate those plans, if you can, in order to take full advantage of the current marketplace positivity.
